Six new townhomes estimated between $425,000 and $500,000 could join Fort Mitchell's Pinnacle development after the Kenton County Planning Commission unanimously recommended a zone change on Thursday, Oct. 1.
The vote sends the proposal to the Fort Mitchell City Council for final approval. No date for that council vote has been set, as reported by LINK nky.
Developer Greg Berling, through his Fort Summit LLC, applied to convert a 0.49-acre parcel on the east side of Grandview Drive from a Business Park zone to a Planned Unit Development (PUD) zone. The parcel formerly held a single-family home that has since been demolished. A second adjacent parcel, about 0.36 acres, is already zoned PUD and required only a revised development plan.
Together, the changes would fold both parcels into the broader Pinnacle PUD, bringing the development to 12.85 acres, 54 total housing units and 48 percent open space, according to the planning commission's agenda. The agenda said that is a net density of 4.78 dwelling units per acre.
The six proposed rear-entry townhomes would face Grandview Drive and include three to four bedrooms.
Fischer Homes is the builder.
"The estimated price point is $425,000 to $500,000," Kenton County Principal Planner Cody Sheets said at the Oct. 1 hearing.
County planning staff found the project generally aligned with the Kenton County Comprehensive Plan, though they flagged the units' price points and size as exceptions, according to LINK nky.
Fort Mitchell City Administrator Edwin King wrote to the planning commission on Sept. 22 in a letter stating the city had no objection to the map amendment. King said the rezoning was consistent with the Pinnacle's established development pattern and represented a logical continuation of the project.
Commissioners spent little time discussing the proposal before voting. Fischer Homes representatives did not attend the hearing.
The council's next step is a final vote on the zone change and revised development plan. Residents can contact Fort Mitchell City Hall for meeting dates and public comment opportunities.
